We had so much fun this weekend attending the Crofton Park Railway Garden opening which we were the proud sponsors of.

The event kicked off in full sunshine with the formal opening by the garden’s designer Mark Lane and Councillor Sophie McGeever, followed by a hedge planning ceremony, cakes, plant sales and even a raffle draw!

There was a fantastic turn out and lot of the community in Crofton came along to see just how much the space had changed.

Thank you to all who attended and we look forward to visiting this beautiful new space again!

The spike in online searches in the week between Christmas and New Year for consumers looking for a property to buy or rent creates an ideal opportunity for sellers and landlords to list their properties online now and not to wait until the New Year.

Traffic on Rightmove increased 195% between Christmas Day and the first working day of the New Year in 2016/2017 as would-be movers start preliminary searches and the same is expected this Christmas.

The market has changed and gone are the days when November and December were the quietest months of the year. However, a number of sellers and landlords are still waiting until the New Year to list their property online so are missing out on this surge of property searches. New Cross is seen as one of the hottest areas of London, due to its up-and-coming status, lively urban vibe, invigoratingly diverse population and for being home to Goldsmiths Art College. The students of Goldsmiths – whose many famous alumni have included Damien Hirst, Kate Tempest, members of Blur, Julian Clary, John Cale, Lucian Freud, Antony Gormley, Princess Beatrice, Malcolm McClaren, Mary Quant and Molly Parkin – ensure an ever-youthful presence in the area.

However, much of its elegant housing stock is anything but youthful: a sizeable amount consists of Victorian brick-built terraced homes, many enjoying such features as high ceilings and generous proportions. The Telegraph Hill conservation area (running to the south of New Cross Road) and the St Johns conservation area (between Brookmill Road and Lewisham Way) are especially sought after. Streets such as Jerningham Road and Pepys Road, having large Victorian homes on quiet residential tree-lined streets and within the catchment area of popular Edmund Waller Primary School, are popular.

Many period properties in the neighbourhood were divided into flats during the 60s 70s, although there has been a recent trend to restore them back into family homes. New Cross offers the opportunity to live in a vibrant, cosmopolitan community without the property price tags often associated with many London neighbourhoods.

For nightlife, it’s got fabulous choices: both a cinema at Goldsmiths and the fiercely independent Deptford Cinema, little fringe venue The London Theatre, and The Albany arts venue for a diverse series of live events. With their regular live bands, the Amersham Arms, The Venue and the New Cross Inn are popular with students: no wonder bands associated with New Cross include Dire Straits, Squeeze, Klaxons, Bloc Party and Athlete. Danny Baker, Steve Harley and the actor/director Gary Oldman grew up here, too.

The New Cross House, with its upmarket pizzas and craft beers, caters for an older crowd and families. The Rose and the Royal Albert are other popular pubs. There are some cosy little cafés too, including The London Particular, the LP Bar next door with its aeroplane-themed interior, and Out of the Brew. Regular art exhibitions are held at Lewisham Art House on Lewisham Way.

A strong reason for New Cross popularity is its great transport links from New Cross and New Cross Gate stations. As well as train services to central London (New Cross is just four miles from Charing Cross), there’s the London Overground, while the Docklands Light Railway (DLR) is accessed from Deptford Bridge.

Recommended state primary schools include Turnham, St Stephen’s Church of England, and Edmund Waller. Haberdashers’ Aske’s Hatcham College has in the past enjoyed the distinction of being the most oversubscribed state secondary school in the country, while Addey and Stanhope school is also popular. Highly rated private options nearby include St Dunstan’s College in Catford (mixed, ages 4–18) and Sydenham High School (girls, ages 4–18).

While it doesn’t have many of the familiar high street shops (although it boasts a sizeable Sainsbury’s by New Cross Gate station), there are many small independentshops including butchers, fishmongers and ethnic textile and food retailers. Deptford Market sells everything from foodstuffs to clothing and retro furniture.

Away from the busy A2 highway cutting through New Cross’s centre, decent pockets of green space can be found, including Deptford Park, Bridge House Meadows, Fordham Park, Folkestone Gardens and Telegraph Hill Park. Both Royal Greenwich Park and Blackheath are a short bus ride away.

There are two prominent churches in the vicinity: St Nicholas’s and St Paul’s. St Paul’s is a magnificent Roman baroque church designed by Thomas Archer in 1730, while parts of St Nicholas’s date back to the 12th century. The latter was visited by Sir Francis Drake and Captain James Cook before their global expeditions and contains wood carvings by Grinling Gibbons and a memorial to Elizabethan dramatist Christopher Marlowe, killed in Deptford in 1593.

Peter James will be adding to its office network this week with a new branch in Brockley, unveiling on the 3rd April 2017.

Following the estate agency’s successful opening of a second branch in Lee in 2016 and relocation of their head office operation from Eltham to Sidcup, the Brockley office will strengthen the business in the area, complementing its existing presence in New Cross. The site on Brockley Road has been extensively remodelled and beautifully designed to welcome clientele.

The Brockley branch is Peter James’ 5th branch South London. There are plans to open additional offices in various locations as part of an ambitious growth strategy. Peter James are one of the few completely independent estate agents operating in South London.

Spotlight on Brockley

Gentrification is the new buzz word when describing many of London’s suburbs nowadays and the word can easily be mentioned when debating Brockley. However, the transformation in the area has been steady and rooted, for instance  to the delight of it’s  residents, Brockley has not succumbed to an impersonal coffee chain, and to the contrary you  can soak up the community spirit in one of many independently owned businesses in Brockley & surrounding areas.
Nestled between Camberwell College of Arts and Goldsmith’s University, the area attracts a lot of creative residents who fit perfectly in an area known for its quirky laid back vibe. The London Overground connection is an obvious appeal to City workers who can travel into Shoreditch High Street,  Highbury & Islington and to London Bridge in a mere 12-16 minutes. Whilst Crofton Park station has Thameslink services to Blackfriars (22 minutes) and St Pancras (32 minutes) and with Brockley station being in Zone 2, residents can save money on their travel.
Once home from work, Brockley has fantastic leisure options at your disposal. The Rivoli ballroom on Brockley Road has welcomed Florence + The Machine, The White Stripes, Damon Albarn and Noel Gallagher in recent years. Brockley Open Studios is a summer showcase where local artists open their doors to the public and you can take in fabulous views from Hilly Fields Park and Telegraph Hill Park nearby.

Whilst rental prices remain at an all time high in our area and the lettings market is still very buoyant, Landlords are urged to remember the duty of care to their tenants’ health and safety.

Landlords should make regular property visits to inspect for essential repairs and reduce the risk of their tenants being exposed to potentially life threatening hazards.

A recent case saw a landlord in Tottenham, North London, jailed for four months and ordered to pay approximately £2,000 in damages for illegally installing a boiler at his rented property and then repeatedly attempting to fix it himself when the tenants reported a strong smell of gas.

The Defence Premises Act requires Landlords to pay damages to a tenant if they become injured or dies, as a result of a defect which the landlord is responsible for repairing. This extends to paying compensation if tenant’s belongings are destroyed as a result also.

The most common dangers found in rental properties are un-serviced boilers, bare wiring, damp, mould, broken windows, leaning brick walls and overgrown gardens with concealed barbed wires.

Jack Dixon, Peter James’ Property Manager for the New Cross area has a plan for all of his properties. “I speak to my tenants regularly and encourage them to report any hazards as soon as possible. We also visit each managed property a minimum of three times a year and produce a mid-term inspection report each time, so I can see if there is anything that would be dangerous from this as well as the general condition of the property.

“A 24 hour response is in place for heating, water systems and minor electrical problems and a 72 hour response for kitchen appliances and other items that affect the daily life of a tenant. Our ethos at Peter James is that if we respond quickly to any faults which keeps the tenant happy and paying rent in time which results in a happy Landlord.”

Our New Homes, Land and Commercial division has launched

After a very successful 2014, Peter James are proud to announce a new division within the group which will be solely dedicated to New Homes, Land and Commercial properties. Our Director, James Power will be managing the department alongside RICS qualified and marketing affiliate, Scott King.

In the first six weeks of opening, the division has been instructed to sell a great number of commercial properties, one of which has sold in Lee and they have been instructed to market new home sites in Lewisham and Blackheath.

James Power said “We felt it was the right time to launch our new division and we are so pleased with the response we have been getting from our clients.
