Managing your property efficiently

Whilst rental prices remain at an all time high in our area and the lettings market is still very buoyant, Landlords are urged to remember the duty of care to their tenants’ health and safety.


Landlords should make regular property visits to inspect for essential repairs and reduce the risk of their tenants being exposed to potentially life threatening hazards.


A recent case saw a landlord in Tottenham, North London, jailed for four months and ordered to pay approximately £2,000 in damages for illegally installing a boiler at his rented property and then repeatedly attempting to fix it himself when the tenants reported a strong smell of gas.


The Defence Premises Act requires Landlords to pay damages to a tenant if they become injured or dies, as a result of a defect which the landlord is responsible for repairing. This extends to paying compensation if tenant’s belongings are destroyed as a result also.

The most common dangers found in rental properties are un-serviced boilers, bare wiring, damp, mould, broken windows, leaning brick walls and overgrown gardens with concealed barbed wires.


Jack Dixon, Peter James’ Property Manager for the New Cross area has a plan for all of his properties. “I speak to my tenants regularly and encourage them to report any hazards as soon as possible. We also visit each managed property a minimum of three times a year and produce a mid-term inspection report each time, so I can see if there is anything that would be dangerous from this as well as the general condition of the property.


“A 24 hour response is in place for heating, water systems and minor electrical problems and a 72 hour response for kitchen appliances and other items that affect the daily life of a tenant. Our ethos at Peter James is that if we respond quickly to any faults which keeps the tenant happy and paying rent in time which results in a happy Landlord.”
